The DDM System

We come to your building and perform a site evaluation at no cost or obligation to you. With a building engineer, we inspect the physical location and determine whether submetering is an appropriate and cost-effective project for your facility. We meet with property managers to determine your goals (for instance, do you want to submeter 100% of the utilities? Or just after-business hours usage?). We’ll look at which utilities should or can be submetered; whether or not your current master lease allows for cost recovery; and then we’ll provide you with a written proposal. The proposal will clearly outline costs for equipment purchase and installation, automated reading and billing services, and when you can expect a full financial return on your investment.
Step 2: System Design, Purchase and Installation of Equipment.
Once you decide to move forward, we act as your Project Manager and work with your electrical contractor to design the most appropriate system for your building. We commission the meters and oversee their installation. You get timely project reports along the way, and can relax knowing that the project is being fully handled by expert professionals.
Step 3: Meter Readings and Monthly Billings.
Working with your property manager, we’ll set up a custom billing system based on the requirements of your master lease. Tenants get monthly bills and communications and we provide ongoing toll-free customer service for both your property manager and your tenants. Our support includes diagnostics, reporting and alerts – so you always know the status of your system.
